ASBESTOS SURVEYS AND MANAGEMENT

The possibility that a building may contain asbestos has been an environmental challenge for building owners and operators since the 1970s. PHASED ENVIRONMENTAL SITE ASSESSMENTS

The effect of environmental contamination issues on the real estate and financial industries have been profound. Even the threat of environmental contamination can be enough to wreck a property transfer that may have taken years to arrange. The threat of environmental liability has resulted in a new type of site study now required by most major financial institutions. The performances of an Environmental Site Assessment (ESA), is now standard procedure whenever property transfer is anticipated. These ESAs are conducted in phases. The first and most common phase is the inspection of the property and the performance of research to identify any potential contamination, which might be present. Further stages identify, delineate, and remediate any contamination, which is found to be present. Most banks and Mortgage Company’s now require that an ESA be performed prior to completion of all commercial real estate transactions.
